The development proposal included a c. 7ha lateral extension to the existing quarry within lands which were not allocated for future development in the Local Development Plan(LDP).
Challenges:
- Previous failure to get extension included within the LDP;
- Permitted reserves which resided above the water table rapidly nearing exhaustion;
- Development required to avoid de-watering at the site and allow restoration to agricultural use.
Quarryplan Involvement:
- Detailed examination of local and national planning policy to make case for development despite conflict with LDP;
- Pre-application discussions and negotiations with planning officers;
- Strategic and timely approach negotiated with NRW for the protection of European protected species.
- Assistance with preparation of Section 106 Legal Agreement.
Outcome:
Planning permission was granted by Vale of Glamorgan Council, following unanimous approval by the council’s planning committee, providing the platform for this local quarry business to expand and plan for the future.
